Letting Process

Step 1 Register your interest

The first step is to register with us either by calling us on 01625 576050 or Click here, and one of our Lettings Managers will contact you to discuss your property requirements.

Step 2 The search begins

With a clear understanding of your requirements we will take you through a selection of properties that match your criteria. Remember the pace of the letting market is fast moving in order to secure a property, we recommend an early viewing.

Step 3 Accompanied viewings

Our Lettings Managers will co-ordinate and accompany you throughout all your viewings, at a time to suit yourself.

Step 4 Selecting a property

Once you have found a property that you would like to rent, it will be necessary for us to take up references. These are taken up through CCV a credit reference agency and you will need to complete our tenancy application form.

Upon completion of all the references, The Mobile Agents will draw up the Tenancy Agreement, arranging the inventory, as well as arranging the transfer of the gas, electric, water and council tax into the tenant’s name. Arrangements for the transfer of the telephone or any entertainment contracts are made direct with the supplier.

The tenant will be responsible for the payment of all normal utilities, council tax, water, TV licence and other bills such as sky, telephone etc, unless otherwise stated.

Step 5 Rental paperwork

Tenancy agreement
When the landlord confirms that they would like to proceed, we will draw up the relevant paperwork, forming an agreement to be signed by both parties.

Inventory
An inventory of the contents and condition of the property is produced prior to commencement of the tenancy. This will be supplied to both landlord and tenant.

Step 6 Rent and deposit

An advance rental payment is required prior to the commencement of the tenancy.

A rental deposit is also required from the tenant. This will be reimbursed to you at the end of the tenancy, subject to the details of your agreement and the findings of the inventory check-out report.

Step 7 We meet you at the property and hand you the keys

Congratulations, keys are now handed over and you can move in to your new home!

Our letting fees are a months rent plus VAT and 10% management fees for those who also wish to be fully managed.
We can discuss rent collection only services on a case by case basis.
